At Dotty Brothers Construction, we’ve perfected our Design/Build process over 30 years of experience and hundreds of homes, so you’re in good hands when you work with us! Our process is focused on two phases: Design and Build. The Design phase takes place largely “on paper” (drawings, plans, and permits) and usually takes around 3 months. The Build phase takes place on your property and generally requires 4-8 months. Here’s what you can expect in the Design Phase.
We walk the lot where your custom home will be built, and we consider everything. If there’s water, do you want the house to face it directly? At an angle? Maybe the shoreline juts or curves in a way that suggests a location. Do you want your kitchen to be exposed to sunrise? Sunset? Both? Neither? All of this—and more—drives where we place your custom home.
We take time to get to know you (while you get to know us). We’ll learn what you like and what is important to you. It’s a careful, deliberate process, and it’s worth taking our time with it. Some of the things we talk about include:
How do you want to enjoy your home? What do you like to do? What are your interests, hobbies, passions? Beyond that, what might happen in the future? Some people plan to have a parent or two live with them in their later years. Do you need a full mother-in-law apartment? A separate bedroom/bathroom suite? If you have an adult child live with you, do you want a separate entrance to that space? What about your own aging?
This encompasses things like how many bedrooms? Bathrooms? Separate dining room? Open floor plan? Kitchen layout? Fireplaces? All of those questions get the same careful treatment, based on discussions with you about how you live, and what you like.
Next, our experienced designers go to work. Over a couple of weeks, they’ll put together a conceptual design—a one-of-a-kind house plan that suits your personality, tastes and lifestyle and harmonizes with the property. You’ll even receive preliminary pricing for your dream home.

Once the Professional Services Agreement has been signed, we’ll spend the next couple of months working with you on designs and decisions. From floor plan to window placement to choosing finishes for every surface and item. This is a detailed process, but it’s necessary. Your dream home has a lot of blanks to fill in, and we’re here to help you do it.
At this point, we’ll have a formal bid for you. Any changes you want to make, value engineering you want to achieve, this is the best place for it, when everything is still on paper. When we have the contract signed and the mortgages filed, we’ll start pulling permits. All told, this process can take 3-6 months, depending on the scope of the project.
